Roof replacement

Older Farmington Hills homes need a full tear-off

Many Farmington Hills houses were built in the 1960s, 1970s and 1980s, which means the roof on them now may be the second or third. On some, a previous roofer laid new shingles over the old ones. That saves a day on the job but hides the decking, adds weight and traps heat, and the top layer often wears out sooner because of it.

We tear off every layer down to the wood. Older homes here often have plank decking or original plywood that has been through decades of ice dams and attic moisture, so we walk the bare deck, photograph it and replace soft or delaminated boards before anything new goes down.

Then the roof goes on as a system: drip edge, ice and water shield at the eaves and valleys, underlayment, starter strip, Owens Corning shingles and proper ventilation. Many older ranches and colonials were built with little attic airflow, so we look at intake and exhaust and explain what would help. Boards protect your brick and landscaping, the dumpster is included, and you get a briefing at the end of each day.

Intake at the soffits and exhaust at the ridge keep the attic cooler in summer and drier in winter.

Fewer ice dams

Flashing & drip edge

New drip edge, step flashing and pipe boots, so the details last as long as the shingles.

Where leaks start
Tear-off vs. layover

Why we recommend a full tear-off

A layover puts new shingles on top of the old layer. It skips the tear-off, but it also hides the decking, adds weight to the roof under a Michigan snow load, and makes it hard to install ice and water shield and flashing properly. Shingles laid over an uneven old roof can also show every lump.

A tear-off costs more up front because of the labor and disposal, but you get a look at the decking, a clean surface for every layer of the system, and only one layer to remove next time. Building codes also limit how many layers a roof can have.

Cost is driven by the roof’s size, pitch, number of existing layers and how much decking needs replacing. Qualified homeowners can spread it out with 25 months same-as-cash. See financing details.

Replacements in Farmington Hills

A new roof on an established street

Replacing a roof in a mature neighborhood takes some planning beyond the shingles.

Many Farmington Hills homes have big trees close to the house, landscaping that has been growing for decades and brick walls and patios right below the eaves. We plan the tear-off around all of that: where the dumpster sits, how debris comes off the roof, and which beds and shrubs need boards or tarps.

We also plan around the weather. Michigan brings snow load and freeze-thaw in winter, and summer storms with wind and hail can roll in fast, so we only open as much roof as we can dry in the same day.

Multiple layers

Older shingles under newer ones, removed completely so the decking can be checked.

Landscaping protected

Boards and tarps over mature beds, brick walls and air conditioners during tear-off.

Dried in daily

Only as much roof opened as can be covered the same day, given Michigan weather.

Roofing questions

Roof replacement questions from Farmington Hills homeowners

What to know before you replace your roof.

Do I need a permit to replace my roof in Farmington Hills?
Generally, yes. Check with the City of Farmington Hills building department for current requirements at your address. We can explain the scope of the job so you know what they are likely to ask about.
My Farmington Hills home has an older roof under the current one. Can you just add another layer?
We don’t recommend it. A full tear-off lets us see and photograph the decking, fix soft spots and install ice and water shield directly on the wood, which is where it does its job.
How long does a roof replacement take?
Many homes are done in a day or a few days, depending on size, steepness, the number of layers coming off and how much decking needs replacing. We give you the expected schedule with your estimate.
What shingles do you install?
Owens Corning shingles, including the Duration and Duration FLEX lines. You can preview colors on a photo of your house with the Design EyeQ visualizer.
What drives the cost of a new roof?
Roof size, pitch, the number of layers to remove, decking repairs, chimneys, skylights and ventilation upgrades. The inspection and written estimate are free.
Can I finance a roof replacement?
Yes. Qualified homeowners can get 25 months same-as-cash on a full roof replacement with approved credit, and credit scores as low as 550 are considered.
