Storm damage & insurance

What the storm really did to your roof

Storm damage is hard to judge from the ground. Hail bruises often look like nothing from the driveway, and wind damage shows up as shingles that are still in place but have been lifted and creased, breaking the seal that keeps them flat. On many Farmington Hills homes, trees block the view of whole sections of roof, so damage can sit unnoticed until it leaks.

We document it the way an adjuster needs to see it: close-up photos of hail hits with a marker for scale, creased and torn tabs, damaged vents and flashing, dented gutters and downspouts, and limb strikes on shingles and decking. We also note old wear that isn’t storm damage, because an honest scope holds up better.

You get the photos and a written scope of what it would take to repair or replace the damaged areas. You file the claim, your insurer decides coverage, and we can be there when the adjuster inspects. If the claim is approved, we do the work with the same daily cleanup and photo record as any other job. If it isn’t, we can still go over repair options.

What storms do

Storm damage we look for

Some of it is obvious. Most of it is not, until it leaks.

Hail bruising

Soft spots and a fractured mat under the surface, often hard to see without getting on the roof.

Photographed slope by slope

Granule loss

Hail knocks granules off and exposes the asphalt to the sun, which speeds up aging.

Check gutters and downspouts

Wind-lifted shingles

Broken seal strips and creased tabs let the next storm peel shingles off.

Look for creased tabs

Flashing & vents

Dented vents, bent flashing and cracked pipe boots open paths for water.

Common leak points

Gutters & siding

Dented gutters and cracked or loose siding are often part of the same storm.

Included in the inspection

Interior leaks

Ceiling stains or wet insulation after a storm mean water is already getting in.

Attic check where needed
Who does what

Your roofer, your adjuster, your decision

An insurance claim involves several people, and it helps to know who handles what. We inspect the roof and document the damage. Your adjuster inspects on behalf of your insurer and makes the coverage decision. You decide whether to file and who does the work.

Our part is the evidence: clear photos of the damage, a written scope of the repair or replacement, and answers to your questions in plain language.

Read your policy, and call your insurer or agent with questions about deductibles and coverage. If the storm damage turns out to be minor, we will tell you, and a simple roof repair may be all you need.

“Kincaide did a phenomenal job fixing up my garage roof and siding. They also cleaned up the area after so my dog wouldn’t get hurt. Everytime there was any issue found during installation, they provided picture evidence. They also were the best cost when compared to other companies. Highly recommend.”

Storm season in Farmington Hills

After the storm, what to check first

Summer thunderstorms, winter wind and heavy snow each leave different marks on a roof.

Farmington Hills gets the full range of Southeast Michigan weather: summer storms that can bring hail and strong straight-line wind, winter gusts that work at shingles already stiff from the cold, and heavy wet snow that loads gutters and roof edges. With so many large trees over houses, falling limbs are often the biggest risk of all.

After a big storm, walk the yard and look for shingle pieces, granules washed out of the downspouts, dents in gutters or a car hood, and new stains on ceilings. Stay off the roof yourself. If you see any of those signs, book an inspection.

Hail

Bruised shingles, lost granules, and dents in gutters, vents and downspouts.

Wind

Lifted and creased tabs, missing ridge caps and shingles found in the yard.

Falling limbs

Punctured shingles and decking, crushed gutters and bent flashing under fallen branches.

Roofing questions

Storm damage questions from Farmington Hills homeowners

What to do after hail or wind, and how the claim process works.

A tree came down on my Farmington Hills house. Who should I call first?
If anyone is hurt or there are downed power lines, call emergency services and the utility first. Then call your insurance company and us. We inspect the roof, photograph the damage and can put temporary protection on to keep water out.
Do I need a permit for storm repairs in Farmington Hills?
It depends on the scope. A full replacement generally needs one, and smaller repairs may not. Check with the City of Farmington Hills building department for your address.
How do I know if hail damaged my roof?
You often can’t tell from the ground. Signs include granules in the downspouts, dents in gutters and vents, and dings on cars or outdoor equipment. An inspection with photos is the reliable way to know.
Will my insurance pay for a new roof?
That is up to your insurer and your policy. We give you photos and a detailed scope of the damage to support your claim, but coverage decisions are theirs.
Can you meet with my adjuster?
Yes. We can be at your home when the adjuster inspects to point out the damage we documented.
How soon should I have the roof inspected after a storm?
As soon as practical. Damaged shingles can let water in with the next rain, and insurance policies often have time limits for reporting damage.
