What rejuvenation is

A dry roof is not always a dead roof

Plenty of Farmington Hills homes had their roofs replaced at some point in the last couple of decades, and many of those shingles are now in the middle of their life. They aren’t leaking, but years of Michigan sun on the open slopes and winters of freeze-thaw have baked out some of the oils that keep asphalt flexible. You see it as granules in the gutters, edges that look dull and stiff, and a roof that seems older than it should.

That is the window where rejuvenation makes sense. The treatment is a safe, bio-based product sprayed onto the shingles that puts oils back into the asphalt, so they stay flexible through another round of cold winters. One application can extend roof life by up to 5 years, and repeat treatments can add up to 15 years in total.

It only works on a roof that is still sound. If we find soft decking, failed flashing or shingles that are curling and cracked, we tell you and show you the photos. In that case a repair or a replacement is the honest answer.

How it works

What the treatment actually does

Rejuvenation works on the shingles you already have. Here is what happens on your roof.

We check the roof first

We walk the roof and look at the shingles, decking, flashing and vents, and photograph what we find.

No treatment on bad roofs

Oils go back in

The bio-based treatment soaks into the asphalt and replaces the oils that sun and weather have dried out.

Safe, bio-based product

Shingles flex again

Restored shingles bend with temperature swings instead of cracking, and hold their granules better.

Built for freeze-thaw

Repeat to add more years

Each application adds up to 5 years. Repeat treatments down the road can add up to 15 years in all.

Up to 15 years total
Your options

Rejuvenate, repair or replace?

Most roofs we inspect fall into one of three groups. Some have a few problem spots on an otherwise good roof, and a repair is the right fix. Some are worn out across the whole surface, with soft decking or shingles that are curling, cracking and shedding everywhere, and those need a new roof.

In between are roofs that are aging but still sound. Those are the ones rejuvenation is made for. The treatment costs a fraction of a replacement, and it buys time on a roof that would otherwise keep drying out. Sometimes the answer is a combination: fix a lifted flashing or a few damaged shingles, then treat the roof.

Your written estimate lays out the options side by side, with photos, so you can decide without anyone pushing.

Is your roof a candidate?

Good candidates and poor ones

Rejuvenation only works on a roof that is still sound. We will tell you which side of the line yours is on.

Good: brittle but flat

Shingles that feel stiff and have lost some flexibility, but still lie flat and stay sealed.

Classic rejuvenation roof

Good: some granule loss

Grit in the gutters and a faded, dry look, without bare spots across the roof.

Treat before it worsens

Good: solid decking

No soft or spongy spots underfoot, and flashing and vents that are in good shape.

Sound structure underneath

Poor: curling and missing

Shingles that are cupped, curled, cracked through or already blowing off in storms.

Replacement is the fix

Poor: active leaks

Water stains on ceilings or wet decking mean water is past the shingles. That needs repair first.

Fix the leak first

Poor: soft decking

Rot or sagging in the wood under the shingles can’t be treated from the top.

Needs new decking

Rejuvenation in Farmington Hills

Sun on one side, shade on the other

On a wooded Farmington Hills lot, two sides of the same roof can age very differently.

Many homes in Farmington Hills sit under mature trees. The slopes that get full sun dry out and lose granules first, while shaded slopes stay damp and can pick up moss. Both matter when we decide whether a roof is a good candidate, so we look at every slope instead of judging the roof from the driveway.

Michigan winters add their own wear. Freeze-thaw cycles and snow sitting on the roof are hardest on shingles that have already gone stiff, which is why rejuvenating while the roof is still sound pays off.

Sun-baked slopes

South and west faces that dry out first and shed granules into the gutters.

Every slope checked

Shaded faces inspected for moss, soft spots and lifting edges before we recommend anything.

Honest answer

If your roof isn’t a candidate, we say so and show you why in photos.

Roofing questions

Roof rejuvenation questions from Farmington Hills homeowners

What the treatment does, and when it is the right call.

Will rejuvenation work on my Farmington Hills roof?
It works on asphalt shingle roofs that are aging but still sound: solid decking, intact flashing and shingles that lie flat. We inspect every slope and photograph the condition before we recommend it.
My roof is under heavy shade and has some moss. Can it still be treated?
It depends on how far the moss has gone. Light growth on otherwise sound shingles is different from moss that has lifted edges or held water long enough to soften the decking. We check those shaded slopes closely and tell you what we find.
How much life does rejuvenation add?
Up to 5 years per application, and up to 15 years with repeat treatments, on a roof that is still in sound condition.
Is the treatment safe around my yard and pets?
It is a bio-based product. We protect plants, siding and windows during application and explain the details at your inspection.
Do I need a permit for roof rejuvenation in Farmington Hills?
A treatment that doesn’t remove or replace roofing is usually handled differently from a replacement, but check with the City of Farmington Hills building department to confirm for your address.
What if my roof is too far gone?
Then we tell you. Rejuvenation can’t fix curled or cracked shingles, failed flashing or soft decking. We show you the photos and go over repair or replacement options instead.
